Methodology & Assumptions
This calculator uses the following assumptions to produce its estimates:
- Gross Yield = (Weekly Rate × Weeks Rented) ÷ Purchase Price × 100
- Net Yield deducts management fees and estimated annual running costs
- Running costs estimated at 2% of purchase price per year, covering IBI (property tax at ~0.5% of cadastral value), community fees, insurance, and maintenance
- 5-year projection assumes 3% annual property appreciation, consistent with long-term Costa del Sol averages
- Average weekly rates are based on market data for holiday/short-let rentals in each area as of 2025
- Area average yields represent published benchmark gross yields for each location
What Is Not Included
For a complete investment analysis, you should also factor in:
- Purchase costs (transfer tax 7-10%, notary, legal fees — typically 10-13% total)
- Mortgage interest and arrangement fees (if leveraged)
- Non-resident income tax on rental income (currently 19% for EU residents, 24% for others)
- Furnishing and fit-out costs
- Void periods and seasonal demand variation
- Currency exchange risk for non-euro investors
- Capital gains tax on disposal (19-26% on profits for non-residents)
